IQHQ, Research and Development District (RaDD)

The Research and Development District (RaDD) is situated on more than eight acres and occupies three entire city blocks – representing the largest urban commercial waterfront site along California’s Pacific coast. RaDD will create a life science cluster in downtown San Diego with (5) buildings over a total of 1,600,000 sf. The project will provide state of the art lab space in an amenities rich development. The project will be minimum LEED Gold and will be designed to meet the carbon neutral goals of life science tenants.

The project's masterplan repositioned the property from a mixed use hotel and office development into a vertical urban life science cluster with world class retail amenities. The project is projected to reduce on-site fossil fuel consumption by 95% with the use of low temperature water and centralized heat pumps to generate heating with electricity. The masterplan included green-roofs to reduce solar heat gain on visible roofs with solar PV panels covering the taller buildings.
