Vertex Pharmaceuticals, Innovation Square Fit-Out
280,000 SF, four-story fit-out of a core and shell lab building in Boston's Marine Industrial Park that includes 60,000 SF of GMP manufacturing for Cell and Gene Therapies.
This project was delivered as a fast-track design assist project to meet Vertex's ambitious goal of occupancy within 18 months of the start design. The integrated team approach allowed for early release of lab floors for fabrications as the design for the validated GMP Cell and Gene Therapy facility was being finalized. The project was a leader in sustainability as the first LEED Platinum cell and gene therapy manufacturing facility in the country. TO limit the consumption of natural gas, the project has a 60% reduction in on site fossil fuel consumption utilizing Konvecta energy recovery and heat recovery chillers. The project houses modular clean rooms with stick build MEP support spaces to fit within the low floor-to-floor heights of the GPM area. The clean rooms were designed for ISO 7 and 8 with utilities to support a flexible ball-room style cell and gene manufacturing facility that was able to adapt as the therapies being manufactured change over time. The remaining three floors are fit-out as process development, QA/QC, and research and development laboratories.
